Expert Review: Marram
Marram, a Michelin Key Selected property in Montauk, The Hamptons, offers a distinctive "barefoot luxury" experience, blending a natural, minimalist design with exceptional beachfront amenities and service. While highly praised for its location, ambiance, and culinary offerings, some guests find the pricing steep for the room size and a few recurring issues.
1. Overall Rating & Sentiment
Marram generally garners an excellent reputation, with many guests describing it as a "magical oasis on the ocean with a European vibe". Review platforms indicate high satisfaction, with 90% of bookers liking it and scores around 8.7 out of 10 for excellence. The overarching sentiment is one of "luxe tranquility" and a peaceful retreat that captures the laid-back hipness of Montauk. However, some guests feel that despite its appeal, the property, particularly the rooms, may feel more like an upscale motel than a four-star hotel given the price point.
2. Key Highlights
Guests consistently laud Marram for several standout features:
- Location: The hotel boasts direct beach access and stunning ocean views, with its prime spot at 21 Oceanview Terrace making it easily walkable to Montauk village.
- Design & Ambiance: Marram's "minimalist chic" design, featuring a natural palette that seamlessly blends with the surrounding dunes, is a significant draw. Elements like tadelakt walls, concrete floors, pale wooden beams, handwoven rugs, and art by local artists contribute to its serene and stylish atmosphere. The absence of televisions is an intentional choice to foster present-moment enjoyment.
- Amenities: The property offers a seasonal oceanside pool (May-October), complimentary Retrospec cruiser bikes for exploring the area, and a convenient beach chair and umbrella setup service. Daily wellness activities such as sunrise meditation, guided nature walks, and yoga are popular. Evening bonfires with s'mores create a memorable experience. In-room amenities include Nespresso coffee and high-quality Le Labo bath products.
3. Room Quality
The 96 rooms and two suites at Marram are generally described as clean, comfortable, and aesthetically pleasing, with soothing hues of cream and white accented by terracotta. Features include stone floors, rainfall showerheads, and white oak ceiling beams. Beds are frequently praised for their comfort. Each room is equipped with a Nespresso machine, mini-fridge, and Le Labo bath products. However, some guests have noted that rooms can be small with tiny bathrooms, and the concrete floors can feel cold, with no slippers provided. Thin walls are a recurring complaint, leading to noise from neighboring rooms. Limited storage space has also been mentioned.
4. Dining Experience
Marram's culinary experience is a significant draw, centered around Mostrador Marram, an on-site, seasonal (late May through mid-October) outdoor counter-service cafe. Conceived by renowned Uruguayan chef Fernando Trocca and restaurateur Martín Pittaluga, it offers a refined approach to Latin American cuisine, focusing on savory meats, local seafood, seasonal vegetables, and freshly baked goods.
Food quality is consistently rated as exceptional, artistic, healthy, and tasty. While breakfast is à la carte, it includes delectable options like eggs scrambled with pork belly and spigarello broccoli, alongside "artistic masterpieces" of morning pastries and housemade bombolone doughnuts. The restaurant also serves lunch, aperitivo pizzettes, and a daily changing four-course prix-fixe menu utilizing local delicacies, with weekly asado or paella nights. An outdoor bar complements the dining experience with refreshing cocktails featuring a Latin twist.
5. Service & Staff
The service and staff at Marram receive overwhelmingly positive feedback from guests. They are consistently described as kind, friendly, accommodating, attentive, helpful, and exceptional. Specific mentions include managers like Javier who go "above and beyond" to ensure a perfect stay. Guests appreciate the promptness and genuine helpfulness of the team, from check-in to beach service. Multilingual staff are also available to assist guests.
6. Location & Accessibility
Marram is ideally situated right on the beach at 21 Oceanview Terrace in Montauk, approximately 1 km from the city center. Its "excellent" location means it's a short two-minute walk to Montauk village, offering easy access to shops, cafes, and restaurants. The hotel is surrounded by over 5,000 acres of parks and beaches, providing ample opportunities for scenic walks, challenging hikes, and water sports. Notable attractions nearby include Ditch Plains Beach, Kirk Park Beach, and Shadmoor State Park. The "Terrace" surf break is conveniently located directly in front of the property.
For transportation, Long Island MacArthur Airport is about a two-hour drive away, while John F. Kennedy International Airport (JFK) requires approximately a three-hour drive. Complimentary self-parking is available on-site, though it is often limited to one car per room.
7. Value & Pricing
Marram is considered a premium property, and its pricing reflects this. Average nightly rates typically range from $340 to $470, though deals can sometimes be found starting from $275. However, some guest experiences report paying significantly higher, upwards of $500 per night on weekdays and even "nearly $1000 per night".
A mandatory resort fee, varying from approximately $81.47 to $199.94 per night, is charged. This fee covers amenities such as bike rentals, beach chair and umbrella setup, daily wellness activities, and nightly s'mores around the fire pits.
Opinion on value is mixed. While some guests wholeheartedly believe it's "pricey but worth every penny" for the overall experience, others feel it is "overpriced for the quality of the rooms and experiences" and that the "value:experience ratio" is poor. High season (August) sees a significant price increase, while November is typically the most affordable month to stay.
8. Common Complaints
Despite its many positive attributes, Marram faces some recurring criticisms:
- Room Issues: Common complaints include rooms being perceived as small with tiny bathrooms. The concrete floors can be cold, and the absence of complimentary slippers is noted. Thin walls are frequently mentioned, leading to audible noise from neighboring rooms. Some guests have also reported limited storage space and, in isolated cases, musty smells. The lack of a TV is a deliberate design choice but can be a drawback for some.
- Pricing Discrepancy & Value: A significant point of contention for some guests is the high price, especially when coupled with the substantial resort fee, leading them to feel the overall value does not always align with the cost. Some express disappointment, comparing it to a motel at a luxury hotel price point.
- Dining Seasonality: The acclaimed on-site restaurant, Mostrador Marram, operates seasonally, typically closing from mid-October through late May, which can disappoint guests visiting outside these months.
- Customer Service Communication (Pre-Arrival): One guest reported significant difficulty in contacting the hotel to inquire about accessibility options before booking.
- Technical Issues: A peculiar complaint highlighted issues with the air conditioning system, where an incorrect setting in one room could disable AC units in neighboring rooms.
- In-room Amenities: Some guests desire additional in-room amenities such as speakers for music or more varied coffee provisions beyond just sugar.
- Hotel Closure: The hotel is closed annually from after Thanksgiving until the end of April, limiting booking options during these months.
- Misleading Surfboard Rental Information: Guests have been disappointed to find that surfboard rentals, advertised online, were not available on-site as expected.
- Isolated Septic Problem: One very concerning review mentioned a "hotel-wide septic problem with effluent with a very unpleasant odor flowing through the parking lot" during their stay.

Don’t be fooled by the website. This place is a motel not a four star hotel. The room was dingy and smelled musty and gross. The floors were bare and cold. The bathroom was disappointing. The design was outdated and sad. The walkways throughout the motel were badly in need of paint and upkeep. The whole place felt like it had just been through months of frat parties and hadn’t been fixed up yet. I...

The only positives were the friendly staff and the fact that the ocean was right in front of the property. Other than that, it really felt like a motel compared to the price. The bathroom sink in the room was clogged and wouldn’t drain, there was no TV, and the room was so small that I couldn’t even open my suitcase properly. The heater was extremely loud, so I had to keep it off, and the noise be...

We stayed as a group of three, but the room was prepared for two. The floor is concrete and very cold, with no slippers provided. The pillows and mattress were overly soft and of poor quality. That said, everything else was wonderful—the view, the ocean, the café, and the Le Labo toiletries. Still, the prices do feel a bit overpriced.

Highly recommend for both personal/couples' getaways and corporate retreats. Our business networking group had a phenomenal experience, with several members saying they would like to return every year! Kudos to Ben, Anthony, and the rest of the Marram team. Excellent experience.

My husband and I had an absolutely amazing stay at Marram. The staff is so accommodating and it felt like they were family. The grounds are absolutely breathtaking, the pool being a few feet away from the beach is so convenient. I recommend this hotel to anyone with families. Looking forward to going back!

This hotel is a magical oasis on the ocean with a European vibe. Morning pastries are artistic masterpieces. All of their food is exceptional. Every member of the staff is kind, friendly, & accommodating, especially Javier, the manager, who went above and beyond to ensure our stay was absolute perfection.
