1. Overall Rating & Sentiment
The general consensus for The Montauk Beach House is largely positive, with guests frequently praising its energetic atmosphere, prime location, and appealing design. Review scores often range in the "Good" to "Excellent" categories, with an 8.8 rating on Hotels.com and 7.5 on Booking.com and KAYAK. It's celebrated as an "awesome spot" and a "cute spot" by visitors who appreciate its blend of relaxation and revelry. The hotel is particularly noted for its social ambiance, often described as catering to "the Party Set".
2. Key Highlights
Guests consistently laud The Montauk Beach House for several standout features:
- Location: Its exceptional downtown Montauk location is a major draw, being just a block from the beach and within easy walking distance of local shops, restaurants, and bars.
- Amenities & Vibe: The hotel boasts two stylish outdoor pools surrounded by daybeds, a lively bar & grill, and offers complimentary bike rentals. The atmosphere is inherently social, enhanced by weekend DJ sets and various events that capture the spirit of Montauk. The design features "vintage-inspired décor" and "trendy decor" that contributes to its appealing, contemporary feel.
- Social Spaces: The carefully designed social spaces, including the pool areas with stylish daybeds and lounge seating on the lawn, encourage interaction and create a vibrant environment. The bustling lobby, with its open-air design, also serves as a central gathering point.
3. Room Quality
The Montauk Beach House offers 33 rooms, each designed to combine beachside comfort with timeless character. Rooms are described as "updated and clean," "big," and comfortable, equipped with premium bedding, air conditioning, free Wi-Fi, safes, and flat-screen cable TVs. Private bathrooms come with free toiletries.
Specific room types include:
- Whitewater Lofts: Spacious rooms featuring private balconies.
- Moonlight Rooms: Located on the second floor, these rooms offer expansive views, 14-foot high beamed ceilings, walls of frosted glass, vintage filament lighting, and sometimes stand-alone claw foot bathtubs, reflecting an English country house style with paneled walls and wide-plank floors.
- Whitewater Garden: Provides exclusive garden access and a serene ambiance.
- Oceanmist Terrace: Offers poolside chill and seclusion.
- The Bungalow: A more private option with multiple bedrooms, a living room, kitchen, outdoor shower, and terrace.
4. Dining Experience
The hotel features an on-site bar & grill, a café, and a snack bar, providing a range of culinary delights. The menu is an "edible passport" blending "mezze meets tacos, Mediterranean sunshine meets coastal spice, with wood-fired Brooklyn-style pizzas". Guests can enjoy Montauk's fresh dishes and creative drink pairings by the pool. The Sunday brunch is particularly noted for its coastal Mediterranean flavors, offering dishes like lobster benedict, shakshuka, lemon ricotta pancakes, and hand-stretched flatbreads. Outdoor seating is available, though dining operations are subject to weather conditions. It's important to note that room charges are not available for food and beverages at the Bar & Grill.
5. Service & Staff
Feedback on service and staff is generally positive, with guests frequently mentioning "friendly staff" and "very attentive staff" who are accommodating and do not push purchases. 6. Location & Accessibility
The Montauk Beach House boasts a "prime location" in downtown Montauk, just steps away from the beaches and the town's vibrant offerings. Guests appreciate being able to walk to South Edison Beach (2 minutes), Kirk Park Beach (5-6 minutes), and various shops, restaurants, and bars. While Montauk Station is a 27-minute walk, the hotel offers free private parking, though finding a spot can be challenging during peak weekends. Complimentary bike rentals are also available, offering an easy way to explore the area.

Room rates generally start from approximately $315 - $329 per night, with more premium options like the Whitewater Garden starting at $529 and The Bungalow at $600. While some guests find the "decoration and setting were amazing definitely worth the fee", others have expressed that the value for money was "not met," describing it as a "spruced up motel" for prices around $750 a night. Booking during the low season (e.g., September and July) or on specific weekdays might offer better deals.

I love the Montauk Beach House and have stayed many times! The rooms are spacious, clean, and stylish. All bathroom toiletries are eco-friendly and fragrance free so are great for people like me who are allergic. The staff is super friendly and accommodating - If you have any issues, they make sure to resolve them quickly. Great food, drinks, location and people. Of course I will return!!

I don’t usually leave reviews but in the interest of being helpful to other potential guests - here’s what I honestly thought. We visited in the third week of September - weather was still good and rooms still fairly expensive, even for the area. Despite this, we were told repeatedly that it was the end of the season, as an excuse for all sorts of inconveniences and issues. This included things li...

Great location. Bar and food staff were amazing. However the pool staff and pool manager, Nikita, ruined our stay. We complained about the rude towel staffer and the overly strict pool rules to the hotel manager and she was gracious, acknowledging our issue and offering a resolution. Upon overhearing our conversation, Nikita confronted us at the pool in front of staff and guests. Accused us ...

Beautiful place great location one block from the beach one block from the town with all the shops. The rooms were perfect. The grounds were beautiful. My only disappointment was we did overnight Wednesday to Thursday and the bar and restaurant closed at 6 o’clock and the pool closed at 7 o’clock. There was no one around.

Really disappointing stay. For the price, I expected much better. There were no basics in the room bottled water, not even coffee or a kettle. On top of that, you couldn’t charge food or drinks to your room, which felt really inconvenient given the cost of staying here. Complimentary breakfast was not on offer due to “coffee machine being broken” then offered to walk to a coffee shop round the cor...

I want to especially thank Marta for all her help during our stay. She was beyond helpful and generous with her time. She gave us great recommendations and so much extra help as we tried to figure out where. to go. We were also so grateful for her help storing our luggage after we checked out. The Montauk BeachHouse let us continue to use the amenities even after we checked out and waited for our ...
