Expert Review: OCTAVIA CASA
OCTAVIA CASA in Mexico City, a Michelin Key One-Keys property, consistently receives high praise for its tranquil ambiance, minimalist design, and exceptional service in the vibrant Condesa neighborhood.
1. Overall Rating & Sentiment
OCTAVIA CASA is widely lauded as an exceptional boutique hotel, with guests frequently describing it as a "calm refuge" and an "oasis" within the bustling city. Review scores are overwhelmingly positive, with many guests giving it a 9.0 or 10.0 out of 10 for staff, cleanliness, and comfort. The general sentiment is one of modern luxury, relaxation, and personalized hospitality.
2. Key Highlights
Guests consistently highlight several standout aspects of OCTAVIA CASA:
- Design: The hotel's sleek, minimalist aesthetic, with its teakwood-paneled facade, polished concrete walls, and earthy tones, is a major draw. It's described as sophisticated, stylish, and an homage to quiet luxury, featuring furniture by local Mexican designers.
- Service & Staff: The staff receives nearly unanimous praise for being "kind, friendly, very helpful, and accommodating". They are noted for providing excellent recommendations, arranging services like massages and airport transfers, and making guests feel at home. Many reviews mention staff members by name, such as Pepe and Angeles, for their attentiveness.
- Location: Situated in the leafy, upscale Condesa neighborhood, the hotel's location is considered perfect. It offers a quiet residential feel while being within walking distance of art galleries, al fresco restaurants, coffee bars, and parks like Parque España and Parque México.
- Amenities: Highlights include a serene rooftop terrace, a charming courtyard patio, and in-room amenities such as Nespresso machines, minibars, and high-quality linens.
3. Room Quality
OCTAVIA CASA features six (or seven, depending on the source) elegantly appointed rooms, including two junior suites. Rooms are designed with a minimalist aesthetic, featuring muted neutral palettes and natural materials like stone, wood, and cotton. Guests praise the comfort of the king-sized beds with premium, soft cotton linens from Octavia Casa's own home line and double down duvets. Each room comes with air conditioning, a smart TV with Netflix, a minibar (with some complimentary items), a Nespresso machine, tea-making facilities, and Le Labo bath products. Larger rooms and suites also offer a seating area and a small balcony or patio. Soundproofing is also noted as a positive, contributing to a peaceful stay.
4. Dining Experience
While OCTAVIA CASA does not have an on-site restaurant, it offers a highly-rated continental breakfast daily for an additional fee (approximately MXN 400 per person). This breakfast is served in the charming courtyard patio, sometimes beneath a guava tree, and consists of fresh breads, pastries from a local bakery (like Saint bakery), homemade jams, fruits, cheeses, cold cuts, fresh juices, and excellent coffee. Guests consistently describe the breakfast as delicious, exquisite, and beautifully presented.
5. Service & Staff
The staff at OCTAVIA CASA consistently receives perfect or near-perfect scores for their hospitality. They are described as kind, friendly, helpful, accessible, and attentive, often going above and beyond to make guests feel welcome and comfortable. Guests appreciate their excellent English, personalized recommendations for local attractions and dining, and willingness to assist with bookings for massages, transfers, and excursions. The personalized attention contributes to a feeling of staying in the home of "coolest friends".
6. Location & Accessibility
OCTAVIA CASA is ideally located on a quiet, tree-lined avenue in the hip Condesa district of Mexico City, neighboring the artsy Roma neighborhood. This area is known for its Art Deco architecture, lush parks (like Parque México and Parque España), art galleries, boutiques, and a plethora of cafes and restaurants. The location is considered safe and walkable, allowing guests to explore many attractions on foot. Major sights like Frida Kahlo's Casa Azul and the Palace of Fine Arts are an easy Uber ride away, and public transport like the Juanacatlan and Patriotism metro stations are also within walking distance. The hotel also facilitates airport transportation for a fee.
7. Value & Pricing
OCTAVIA CASA is considered to be on the more expensive side, with prices reflecting its luxurious boutique experience and Michelin Key recognition. Seasonal deals can be found starting from around $596. Rates can vary, with some sources indicating an average cost per night around $520. While some guests acknowledge the higher price, many feel it is "worth every penny" for the exceptional design, service, and overall experience. The value is seen in the quality of the stay and the memorable hospitality.
8. Common Complaints
While reviews are overwhelmingly positive, a few minor criticisms have been noted:
- Street Noise: Some guests have reported occasional but significant street noise, particularly barking dogs, for rooms facing the street.
- No Elevator: There is no elevator on the property, with rooms only accessible via a central staircase, which may make it unsuitable for wheelchair users.
- Breakfast Not Included: The continental breakfast, while highly praised, is not included in the room rate and incurs an additional cost.
- Room Size: A few guests have mentioned that some rooms are on the smaller side, though this was generally expected for a boutique hotel and didn't detract significantly from the overall positive experience.
- Mattress Firmness: One review noted that the bed mattress and main pillows were a bit firm for their preference, though they acknowledged this is subjective.
- Noise from other rooms: One guest mentioned that the acoustics in the hotel weren't great, leading to hearing "literally everything".

Really can’t say enough good things about everything about Octavia Casa. The location, the interior, the SMELLS, the staff. Pablo, Pepe, Esteban and Raul were so amazing. They made an incredibly stressful health situation so much easier and took such good care of us. Truly cannot thank everyone involved enough for that. Despite the roadblocks of the trip, this is one of the most wonderful and rela...

We just returned from a 4-night stay at Octavia Casa. As soon as we stepped foot inside, I could see that this small boutique hotel is an oasis of calm within this incredibly vibrant city. We stayed in a junior suite, which was generously sized and appointed (with multiple seating areas). It was such a pleasure to relax in our room for afternoon siestas or to take morning coffee (rooms come with N...

The breakfast was delicious too. I just spent 6 nights at the beautiful modern designed Octavia Casa. Every single member of the team went out of the way to help, you never had to follow up and ask a second time, and they always greeted you warmly when you arrived back. The location in Condesa was quiet but easily accessible to wherever you wanted to be. Clean, safe, cozy, beautiful. Would stay again if the opportunity arose.

Great hotel option close to Roma Norte! Will come back again, clean rooms and hotel, and amazing staff. Pepe was a great, and made sure our experience in Mexico City lived up to expectations with great recommendations! The overall hotel was very atheistically pleasing and in a safe area.
