Expert Review: Borgo 69
Borgo 69 in Pozzo della Chiana, Italy, a Michelin Key Selected property, is lauded as a luxurious Tuscan retreat offering a blend of rustic charm and contemporary design within a villa setting. It stands out for its personalized service, stunning location, and commitment to farm-to-table dining.
1. Overall Rating & Sentiment
Borgo 69 consistently receives exceptional to wonderful feedback, with guest ratings frequently ranging from 9.2 to 10 out of 10. Guests often describe it as a "superlatively styled" and "idyllic escape" that perfectly marries the privacy of a villa with the amenities and services of a boutique hotel.
2. Key Highlights
Guests particularly appreciate the property's stylish "rustic contemporary" design, which beautifully integrates with the Tuscan surroundings. Key highlights include the generous space offered in the villas, the breathtaking Tuscan views, and the acclaimed farm-to-table dining experience. The heated, saltwater infinity pool, nestled within a herb-scented olive grove, is a significant draw, along with the attentive and knowledgeable hosts and concierge service. Daily maid service and breakfast are consistently included, adding to the hotel-like feel. A recent addition in 2024 is "Narnia," an adult-only speakeasy featuring a pool table, comfortable seating, and an honesty bar.
3. Room Quality
Borgo 69 offers a collection of 12 beautifully styled, architect-designed cottages and villa suites, available with one, two, or three bedrooms. Each villa is uniquely decorated using cool, earthy tones and natural materials like wood, stone, travertine, and marble. The interiors are light-filled and cozy, featuring open-plan living spaces, wood-beamed ceilings, original artwork, and often fireplaces.
Rooms are equipped with sleek, fully stocked kitchens, state-of-the-art appliances, and luxury en-suite bathrooms for every bedroom. Bathrooms typically include deep tubs and/or power showers, and aromatic Ortigia products are provided. Many villas are split-level and boast private outdoor spaces such as gardens or terraces, perfect for enjoying the splendid views of the rolling Tuscan hills. Air conditioning, Smart TVs, sound systems, and in-room smart devices with recommendations are standard amenities.
4. Dining Experience
The on-site restaurant, Emporio di Ines, named after a co-owner's mother, is central to the dining experience. It embraces a "farm-to-table" philosophy, utilizing fresh produce from Borgo 69's own market garden and sourcing other high-quality ingredients from local suppliers.
A continental breakfast spread, including freshly baked goods, juices, cereals, and coffee, is included with stays. For lunch, deli salads and daily specials are available. Dinners focus on Venetian-style "cicchetti" (small plates), homemade stews, and fresh pasta. The restaurant also hosts regular supper clubs and offers pizza nights on Mondays. The bar serves a selection of local wines and classic Italian aperitivi like Negronis and Spritzes.
5. Service & Staff
The hospitality at Borgo 69 is consistently praised, with owners Philip and Paolo noted as "super-helpful" and deeply knowledgeable about the local area. The property functions with a dedicated concierge service, offering a personalized experience. Guests can arrange a wide array of activities, including wine tours, hot air balloon rides, cooking classes, bicycle hire, truffle hunting, classic car hire, yoga classes, massages, and even nanny services. Daily maid service and linen changes every three days are standard.
6. Location & Accessibility
Borgo 69 is situated on a peaceful hill in Pozzo della Chiana, within the Val di Chiana region of southern Tuscany. The location offers idyllic, far-reaching views, including glimpses of Cortona. It serves as an excellent base for exploring nearby towns like Cortona, Arezzo, and Montepulciano, all approximately 30 minutes away by car.
The property is conveniently located just 15 minutes from the A1 (E35) motorway, making major cities like Rome and Pisa accessible within about two hours. The closest airports are Perugia and Florence, both around an hour's drive away. Lucignano Station is a mere five-minute drive. While the medieval village of Pozzo della Chiana is within walking distance, guests typically find that a car is necessary for fully exploring the wider Tuscan region.
7. Value & Pricing
While offering a high level of luxury and service, Borgo 69 is acknowledged to be a premium property. Rates for villas sleeping 2-6 guests start from approximately £397. The pricing includes a continental breakfast and daily maid service, contributing to the overall value. A minimum stay of 3-5 nights is generally required, depending on the season.
8. Common Complaints
The primary recurring "low" or point of consideration for guests is the necessity of having a car to fully experience the surrounding area, as public transport options are limited. Additionally, while children are welcome, the property does not offer specific kids' clubs or extensive entertainment programs, suggesting it might be less suitable for families seeking those particular amenities. Some booking sites, such as the Michelin Guide's own platform, noted "No verified stays yet" for their guest score at one point, although other review platforms show consistent high ratings.

Peaceful place in the middle of Tuscany. Beautiful villa and what’s the best part is the genuine hospitality from all the hotel crew. They made our stay memorable and relaxing. Moreover, the hotel location is convenient to visit many other Tuscan villages - from wineries to olive oil producers, or just simply stroll around the place.

We just left our 3 night stay at Borgo 69 for our honeymoon. Overall it was a fine experience, but hopefully this review helps other travelers considering this property for your visit to Tuscany. Let me start with the cons, and I’ll finish with the positives. CONS: - This hotel runs more like a B&B. We were expecting more of a luxury hotel experience as we’ve chosen our honeymoon hotels accordin...
