Recognized with the prestigious Three Michelin Keys, the highest accolade for hotels, this exclusive adults-only retreat offers an extraordinary escape for discerning travelers.

1. Overall Rating & Sentiment

The overall sentiment for Villa Nai 3.3 is overwhelmingly positive, with guests frequently describing their stays as "exceptional," "unforgettable," and "pure perfection." The property consistently receives top ratings, reflecting a consensus that it delivers a world-class luxury experience. It's often highlighted as one of the best places for a quiet vacation, away from the hustle and bustle, offering unmatched comfort, elegance, and tranquility.

2. Key Highlights

Guests consistently laud Villa Nai 3.3 for several standout features:

  • Architectural Design: Designed by acclaimed Croatian architect Nikola Bašić, the hotel is seamlessly integrated into the hillside and ancient olive groves, using stone excavated directly from the site. This organic design creates an "almost undetectable fusion of edifice and environment."
  • Award-Winning Olive Oil: The hotel is an active olive oil estate, cultivating a 500-year-old olive grove and producing multi-award-winning extra virgin olive oil, which is central to the culinary and spa experiences. Guests can enjoy olive oil tastings and tours of the on-site mill.
  • Personalized Service: The discreet and highly personalized service, attributed to the small number of rooms (just eight), ensures individual attention and a genuinely caring atmosphere.
  • Stunning Pools & Spa: The property boasts a 23-meter outdoor saltwater infinity pool with breathtaking views of the Adriatic and olive groves, alongside a smaller indoor saltwater pool in the light-filled spa. The spa offers treatments using the hotel's own olive oil.
  • Connection to Nature: The entire experience is deeply rooted in nature, offering serene olive groves, pine-scented air, and panoramic sea views, fostering an atmosphere of complete peace and serenity.

3. Room Quality

Villa Nai 3.3 offers five deluxe rooms and three deluxe suites, each uniquely designed but maintaining a consistent language of understated sophistication.

  • Design & Comfort: Rooms feature individually designed interiors with Istrian natural stone polished floors and high ceilings. The decor utilizes neutral, earthy color tones, complemented by high-quality Italian furniture by Giorgetti. Beds are king-sized with luxurious Frette linens.
  • Amenities: All accommodations include modern amenities such as coffee machines, minibars, fluffy slippers and robes, and a pool bag with beach towels and flip-flops. Suites offer additional living space, four-poster beds, and fireplaces.
  • Bathrooms: Bathrooms are a highlight, featuring stand-alone bathtubs, separate double walk-in showers, his-and-hers vanity basins, and Diptyque bath products. Some bathrooms have rooflights open to the sky.
  • Terraces & Views: Full-width, floor-to-ceiling sliding glass doors open to private terraces with comfortable cushioned outdoor furniture, maximizing glorious views over the olive groves, the Adriatic Sea, or the infinity pool.

4. Dining Experience

Gastronomy is a defining element at Villa Nai 3.3, with two acclaimed restaurants, 3.3 and Grotta 11,000, overseen by Chef Santosh Kumar.

  • Farm-to-Table Philosophy: The cuisine emphasizes local, seasonal, and organic ingredients, many sourced from the hotel's own kitchen garden, local farms, and the Adriatic Sea.
  • Restaurant 3.3: This fine-dining option offers a modern Mediterranean à la carte menu and a seven-course tasting menu, meticulously paired with fine Croatian and Old World wines. The restaurant overlooks the olive groves and sea, with dining available on an expansive terrace.
  • Grotta 11,000: A more rustic and romantic al-fresco dining experience, Grotta 11,000 (named in honor of ancient island inhabitants) specializes in dishes prepared over an open wood fire, including local goat meat, fresh fish, and seafood.
  • Breakfast: A delightful breakfast is served, featuring freshly baked breads, croissants, focaccia (made by pastry whiz Alauddin), homemade kumquat marmalade, eggs from the hotel's own coop, and organic coffee.
  • Olive Oil Integration: The hotel's globally recognized olive oil is a cornerstone of the cuisine, used extensively and offered for dipping with the "pillowy focaccia bread."

5. Service & Staff

The service at Villa Nai 3.3 is consistently described as exceptional and a major highlight of the guest experience.

  • Attentive and Personalized: Guests are met with chilled towels and olive-leaf tea upon arrival, and the staff, including owners Goran and Nives Morović, are noted for their warmth, attentiveness, and genuine caring. Due to the limited number of rooms, the service is highly personalized, making guests feel like the only ones that matter.
  • Knowledgeable: Staff are knowledgeable about the hotel's offerings, including the award-winning olive oil, with owner Goran Morović often leading mill tours and tastings.
  • Professionalism: Reviewers frequently mention the staff's professionalism, discretion, and ability to go "above and beyond" to ensure a memorable stay.

6. Location & Accessibility

Villa Nai 3.3 is located in Zman, on Dugi Otok, a "long island" in the Adriatic Sea known for its unspoiled natural beauty and tranquil, sparsely populated environment.

  • Neighborhood & Attractions: The hotel is built into a hillside amidst ancient olive groves, offering a serene hideaway. It's conveniently located near natural wonders such as Telašćica Nature Park (known for its dramatic cliffs and Mir Salt Lake) and Kornati National Park, a stunning archipelago. Quaint villages like Zaglav and Sali are also nearby. The pebbled beach of Veli Žala is about a 30-minute drive.
  • Accessibility: Guests typically fly into Zadar Airport (ZAD), which is the closest international airport. From Zadar, access to Dugi Otok involves a ferry (1-1.5 hours) or catamaran (1 hour) to ports like Zaglav or Zman. The hotel provides complimentary transfers from the island ports. For a more luxurious or time-efficient arrival, private speedboat transfers or helicopter transfers (20 minutes from Zadar airport to the hotel's helipad) can be arranged. While the journey takes time, it is considered part of the exclusive experience.

7. Value & Pricing

As a Michelin Key Three-Keys property and a member of The Leading Hotels of the World, Villa Nai 3.3 is positioned as an ultra-luxury, five-star destination.

  • Price Range: Prices reflect its exclusivity and bespoke experience. As of February 2026, a one-night stay for two adults in March 2026 started from approximately £658.08 (or around $880 USD for a Grove View Deluxe Room). Suites can range significantly higher, with a Signature Adriatic Panoramic Suite priced at over $1,900 USD.
  • Worth the Cost: Guests generally perceive the experience as worth the cost, praising the exceptional design, facilities, food, and staff, and highlighting its value for privacy, seclusion, and a unique, unforgettable luxury stay. It's considered an ultimate indulgence for those seeking a design-led retreat rooted in the landscape and gastronomy.

8. Common Complaints

While overwhelmingly positive, a few minor points of feedback have been noted by guests:

  • Television Size/Features: One review mentioned that wall-mounted TVs were not as large as expected for a property of this caliber and wished for screen mirroring capabilities for streaming.
  • Ferry Schedule: The limited ferry schedule to Dugi Otok was mentioned as a minor inconvenience for fixed arrival and departure timings, though this is acknowledged as an island-wide issue and not a fault of the hotel.

Beautiful, serene, and sustainable property. Maksim and his team will go out of their way to make your stay amazing. Food is all sourced locally, and very well done. Served with award-winning olive oil produced directly on site.

Amazing establishment. Didn't spend the night, but had a nice dinner. The food was amazing, especially the dishes rooted in local heritage (soparnik). Staff is very polite, caring and unobtrusive, but they still manage like true professionals. And they mix a killer whiskey sour ;)

Wow, villa nai 3.3 is truly special. A boutique luxury hotel with 8 rooms, and more staff than guests on a exclusive area of what feels like a secluded Island, I truly felt like I was "getting away" but in style. The island Dugi Otok feels super remote but is only 45 min on the local catamaran ferry from Zadar, is full of nature and even has a massive national park, and features like a salt wate...
