Reschio Hotel, Lisciano Niccone, Italy: A Michelin Three-Key Extraordinary Stay
Reschio Hotel, a meticulously restored 10th-century castle nestled in the picturesque hills of Umbria near the Tuscan border, has earned the prestigious Michelin Three-Key distinction, signifying "an extraordinary stay" that embraces an authentic lifestyle, exceptional design, and a captivating atmosphere. This family-owned estate is a testament to decades of careful restoration by an architect and artist couple, transforming a historical marvel into a beacon of luxury and elegance.
1. Overall Rating & Sentiment
The general consensus among guests is overwhelmingly positive, with many describing their experience as "a dream," "next to perfect," and "exquisite in every way". Guests frequently express a high level of satisfaction, often calling it a "destination worthy experience" and one of their "favorite hotel stays ever". The hotel boasts high guest scores, with some reaching 19.9 and 20.0 out of 20.0. Reviewers consistently recommend the hotel, highlighting its unique blend of history, contemporary luxury, and deep connection to nature.
2. Key Highlights
Guests consistently laud Reschio for several outstanding aspects:
- Design & Atmosphere: The hotel's design, spearheaded by architect-owner Count Benedikt Bolza, is a recurring highlight. Rooms and public spaces are described as "beautiful," "impeccably well designed," and filled with "bespoke furniture" and "artworks" that blend thousand-year-old architectural details with contemporary Italian design. The romantic interiors create a glamorous yet cozy aesthetic.
- Location & Grounds: Set on a vast 3,700-acre estate of olive groves, vineyards, and forests, the "breathtaking" outdoor spaces and "sublime scenery" are frequently praised. The sense of peace and tranquility, coupled with immaculately maintained grounds, contributes significantly to the guest experience.
- Amenities: The dramatic oval-shaped swimming pool, seemingly cut into the lawn, is a major draw and often described as "stunning" and resembling a lake. The Bathhouse, transformed from ancient wine cellars into a serene spa with a Roman bath, hammam, and Swedish-style sauna, is another beloved amenity. The equestrian center, offering horseback riding with purebred Spanish horses, is also a significant highlight. Other activities include cooking lessons, truffle hunting, biking, and tennis courts.
3. Room Quality
The 36 rooms and 25 suites are individually and "impeccably well designed," featuring "thousand-year-old architectural details" and "contemporary Italian design furniture". Each room is unique, reflecting the original structure of the castle, and is equipped with custom-designed furniture by 'B.B. for Reschio Studio,' such as four-poster Campaign beds, marble and brass wash basins, and vanity tables. Guests appreciate the spaciousness, comfort, and the "attention to detail" in the decor. Room amenities typically include air conditioning, a generously stocked in-room bar with Reschio spirits, and high-speed internet. Some rooms feature fireplaces, and the Tower Suite spans five floors with a private terrace offering spectacular 360-degree views.
4. Dining Experience
Reschio offers two main restaurants: Ristorante al Castello and Ristorante alle Scuderie, along with several bars like Palm Court and Il Torrino by the pool.
- Ristorante al Castello: Located in the castle's western ramparts, it offers far-ranging views and serves breakfast on a charming, sun-soaked terrace. The breakfast is described as "bountiful," "lavish," and "very good," prepared with fresh ingredients, many sourced from the estate's organic gardens and vineyards. In the evenings, it provides fine-dining Umbrian classics made from estate-sourced ingredients.
- Ristorante alle Scuderie: This more relaxed restaurant, a short walk from the castle, features stylish decor and a lively ambiance, offering traditional Italian fare like pasta, cold cuts, and pizzas. Cuisine at Reschio is based on Italian food, with ingredients naturally sourced locally and from the estate's own gardens and vineyards. Guests can also enjoy all-day snacks at Il Torrino, the pool bar. Pizza-making classes and truffle hunting are also offered, connecting guests to the estate's culinary philosophy.
5. Service & Staff
The service at Reschio is consistently described as "incomparable," "exceptional," "amazing," and "next to perfect". Guests frequently highlight the staff as "friendly," "very helpful," "warm and discreet," making them feel welcome and comfortable throughout their stay. The hospitality epitomizes Italian charm, with staff being available just when needed. The hotel management is recognized for running a "five-star operation" and for thoughtful gestures, such as setting up a complimentary couples massage when a booked activity was canceled.
6. Location & Accessibility
Reschio Hotel is situated on the border of Umbria and Tuscany, offering a tranquil escape in the "green heart of central Italy". While remote, providing a sense of being "hidden from time," it is praised for its stunning natural surroundings of cypress-lined hills, olive groves, and vineyards.
- Airports: Perugia San Francesco d'Assisi Airport (PEG) is the most convenient, approximately a 40-45 minute drive away. Florence Amerigo Vespucci Airport (FLR) and Rome Fiumicino Airport (FCO) are also accessible within two to two-and-a-half hours by car.
- Nearby Attractions: The location is ideal for exploring nearby towns and cultural sites. Arezzo, Siena, Perugia, Assisi, Cortona, and Gubbio are all within an hour's drive. Lake Trasimeno, suitable for wild swimming and ferry trips, is about half an hour away. The region is also excellent for Sangiovese wine tasting tours. The hotel offers private transfers, e-bikes, and various on-site activities to explore the estate and its surroundings.
7. Value & Pricing
Reschio is positioned as a luxury property, and while some reviewers acknowledge it is "pricey," many feel it is "worth the investment" for the unique and luxurious experience it provides. Room rates can start from around $1300. For instance, a two-night stay with breakfast can range from approximately €3,492 for a standard room to €13,954 for the Tower Suite. The hotel is particularly well-suited for couples seeking a romantic getaway and those looking for an immersive experience in the Italian countryside.
8. Common Complaints
While overwhelmingly positive, some recurring issues and criticisms have been noted:
- Room Lighting: A few guests have mentioned that the rooms can be "super dark" due to the castle's architecture, making activities like applying makeup challenging, even in the daytime.
- Dining Consistency/Complexity: While generally positive, one guest found some dishes at the fancier restaurant to be "unnecessarily complicated and thus unappealing," leading them to strategize where to dine the following night. Another suggested a desire for a more casual dinner option that isn't "overly done".
- Air Conditioning: In at least one instance, a guest experienced issues with the air conditioning not being effective during a heatwave, requiring room changes, although the staff were accommodating and compensated the stay.
- Children Policy: The hotel generally welcomes guests aged twelve and above, suggesting that families with younger children might find the rental houses on the estate a more suitable option.
- Perceived Value (Minority View): One reviewer, while acknowledging the high prices, felt that the value for money was not always met, particularly for base rooms which they found too small with limited views. However, this seems to be a less common sentiment.

The best property we've ever stayed at in the entire world. Have been to every continent except Antarctica. We typically stay at Four Seasons, Aman, and Belmond properties for context on that ranking. From the moment we arrived, we knew we were in paradise.
