Expert Review: Katikies Santorini

Katikies Santorini, a Michelin Key One-Keys property in Oia, Greece, consistently receives accolades for its breathtaking caldera views, exceptional service, and iconic Cycladic architecture. It's often described as a pinnacle of luxury hospitality on the island, ideal for couples seeking a romantic and serene escape.

Overall Rating & Sentiment

The general consensus for Katikies Santorini is overwhelmingly positive, with guests frequently describing their stays as "spectacular," "magical," and a "dream destination." It's widely considered one of the best hotels in Oia, setting a high standard for luxury. Review scores on various platforms reflect this, with high marks for location (9.9), comfort (9.6), and staff (9.6).

Key Highlights

Guests consistently rave about several aspects of Katikies Santorini:

  • Unparalleled Views: The hotel's position on the cliffs of Oia, 300 feet above the Aegean, offers sweeping and unforgettable views of the caldera and the iconic whitewashed village. Each room, pool, and restaurant is designed to maximize these stunning vistas.
  • Exceptional Service: The staff's kindness, attentiveness, and professionalism are frequently highlighted as elevating the guest experience. Many guests praise the personalized and five-star style of hospitality, with a reported 1:2 staff-to-guest ratio.
  • Stunning Design & Architecture: The hotel is a "feast for the eyes," showcasing a sparkling white, modernist take on traditional cliff dwellings, embodying the timeless Cyclades architecture. The maze-like layout of gleaming whitewashed buildings, stone grey paths, and cascading infinity pools is a signature aesthetic.
  • Luxurious Amenities: Katikies boasts three infinity pools that "practically melt into the horizon", open-air and indoor hot tubs, and a small spa with treatment rooms. Guests also receive a welcome gift of wine and fruit. For added experiences, the Katikies Club offers activities like wine tasting, caldera cruises, and private transfers.

Room Quality

The white-washed rooms at Katikies Santorini are described as airy, spacious, and elegantly appointed, often featuring an open-plan design. Each room includes a private terrace with sea views. Top-tier suites offer even more luxury, such as spacious alfresco decks, aquamarine jacuzzis, and private plunge pools. Interiors embrace a traditional Greek island style with white, beige, and cream hues, featuring antiques and marble in tasteful quantities. Rooms come with air conditioning, satellite TV, CD players, a mini-bar, and a mini wine cellar. Reviewers note the beds are "supremely comfy," and bathrooms are large with powerful rainfall showers.

Dining Experience

The dining at Katikies Santorini is consistently praised. Breakfast is a particular highlight, described as "amazing," "delicious," and a "best buffet" by many guests. An American breakfast with champagne is served, and it can be enjoyed in your room or on your private veranda. The a la carte breakfast menu is varied, offering options like Greek omelettes, eggs benedict, yogurts, cereals, and fresh fruits.

The hotel features multiple dining options, including:

  • Botrini's Santorini: One of the two main restaurants.
  • Katikies Lower Deck Lounge: Another of the main restaurants.
  • Seltz Champagne Bar & Restaurant: Offers a "casually sophisticated" atmosphere with an "art-on-the-plate menu" and is adjacent to one of the largest infinity pools.
  • Mikrasia Restaurant: Serves gourmet Greek fare.
  • Ellinikon restaurant: A rooftop restaurant serving Greek cuisine on an open-air terrace.
  • Poolside Restaurant: For more casual dining.
  • Katikies restaurant: An intimate option with just four tables on a private caldera-view terrace.
  • The Pool Bar and Restaurant: Serves cocktails and light bites throughout the day.

Overall, the culinary approach is described as world-class.

Service & Staff

The service at Katikies Santorini is repeatedly highlighted as exceptional. Guests commend the staff for being incredibly kind, attentive, professional, and helpful. They go out of their way to assist with arrangements like transportation and dinner reservations. The high staff-to-guest ratio (1:2) ensures personalized and attentive hospitality. Guests often mention feeling well taken care of from arrival, including welcome drinks and personalized hotel tours. The management is also praised for handling unexpected situations, such as airline strikes, efficiently.

Location & Accessibility

Katikies Santorini boasts a prime location on the caldera in Oia, at the beginning of the main pedestrian road. This offers convenient access to Oia's charming restaurants, eclectic shopping, cafes, and boutiques, all within walking distance. The hotel is situated at the quieter end of Oia, away from the main crowds, yet still within a short walk (five minutes) to the bustling areas. The iconic castle ruins, a popular sunset viewpoint, are about a 14-minute walk away.

While the hotel is built into the cliffside and involves many stairs, it does have elevators to assist guests between some floors. However, it's important to note that the hotel is not suitable for guests in wheelchairs, though those with mild mobility issues might find higher-floor rooms with fewer steps manageable.

Transfers to and from Santorini airport (approximately 11 miles or 18 km away) and Athinios port (also about 11 miles or 18 km away) can be arranged, with private car services being a recommended option to avoid waits. The Oia Bus Terminal is an 8-minute walk away, providing access to other parts of the island.

Value & Pricing

Katikies Santorini is considered a luxury property, and its pricing reflects this. While specific typical price ranges were not universally provided in the results, one source indicates an average room price of $1115, significantly higher than the average hotel room in Santorini, which is around $503. Guests generally feel it's worth the cost, praising its quality, service, and unparalleled experience. It is often seen as a destination for a "bucket list" vacation, and some reviews suggest it's well worth the splurge for the experience it offers.

Common Complaints

While overwhelmingly positive, some minor criticisms and recurring issues have been noted:

  • Privacy: Due to the stacked layout of the cliffside buildings, some rooms may be overlooked by others, so complete privacy cannot always be guaranteed.
  • Pool Hours: One guest mentioned that the opening and closing times for one of the swimming pools (11:30 am to 4 pm) were "ridiculous." The hotel's response clarifies this specific pool closes at 4 pm to prepare for evening fine-dining.
  • Room Service/Housekeeping Inconsistency: There have been isolated reports of room service being "hit and miss," including instances of large bags of sheets and towels being left outside apartment doors. One guest also mentioned a housekeeping oversight where their room wasn't cleaned one day. The hotel acknowledges these as occasional mishaps and strives for improvement.
  • Stairs: As a caldera hotel, navigating the property involves a lot of stairs, which can be a challenge for some guests. However, the presence of elevators helps with this.
  • Lack of Gym Onsite: There is no gym directly at Katikies Santorini, though guests have complimentary access to the gym at its sister property, Katikies Kirini, a 7-minute walk or two-minute transfer away.
  • Potential for Moldy Smell in Rooms: In one isolated and older review, a guest reported a room having a moldy smell due to lack of ventilation, although this appears to be an anomaly and the hotel management indicated it's not typical for the main Katikies property.

My husband and I are visiting Santorini for the first time, and while walking around we noticed a sign for a “Champagne Bar” next to this hotel. It sounded perfect for a relaxing afternoon, so we decided to check it out, planning to enjoy some drinks, food, and time by the pool. When we arrived, we tried to find a receptionist for guidance. Several employees we spoke to were polite but kept sendi...

We walked into Katikies because of the sign that says Katikies Santorini – Champagne Bar. To us, a bar is a bar, so we thought it was open to the public. Out of respect, we asked an employee how to get there, and he kindly pointed us down to the pool/bar area. At the pool another staff member told us it’s fine to stay if we spend around €100, but since he wasn’t 100% sure, he asked us to go back t...
