Hotel 1928, Waco, United States: A Comprehensive Review

Hotel 1928 in Waco, Texas, stands as a Michelin Key Selected property, offering guests a blend of historic grandeur and modern design, largely influenced by its restoration by Chip and Joanna Gaines. The hotel generally receives very positive feedback for its aesthetics, prime location, and dedicated service, though some minor issues have been noted.

1. Overall Rating & Sentiment

The general sentiment for Hotel 1928 is overwhelmingly positive, with guests frequently describing their stays as "exceptional" and "wonderful." On platforms like Trip.com and Hotels.com, it boasts high ratings, with cleanliness, staff, service, and location often scoring 9.6 or higher. The hotel is often lauded as a favorite among guests, who appreciate its comfortable yet unpretentious atmosphere.

2. Key Highlights

Guests consistently praise Hotel 1928 for its beautiful decor and design, which thoughtfully maintains the look of the original 1928 Moorish Revival building while incorporating Art Deco flair and Southern warmth. The attention to detail in the aesthetics is a significant draw. Its prime location is another major highlight, being within walking distance of popular attractions like Magnolia Market at the Silos and the Dr. Pepper Museum. The hotel's various public spaces, including a library and a rooftop terrace, are also frequently mentioned as appealing amenities.

3. Room Quality

The rooms at Hotel 1928 are described as beautiful, clean, comfortable, and tastefully decorated. Guests appreciate the premium bedding and thoughtful touches like laptop-compatible safes and workspaces. Rooms are individually furnished and include modern amenities such as air-conditioning, flat-screen TVs with premium channels, coffee/tea makers, minibars, and complimentary bottled water. Bathrooms feature designer toiletries and shower/tub combinations. Some guests have noted minor design quirks, such as unclear hot/cold knobs in the shower and less than ideal water pressure in some instances. Robes are provided, but slippers are not.

4. Dining Experience

Hotel 1928 offers a noteworthy dining experience with multiple options, including a coffee shop/cafe, a main restaurant (The Brasserie), and a rooftop restaurant/bar. The food across these establishments generally receives excellent feedback. The Brasserie serves American cuisine with Southern classics, including highly-rated dishes like chicken fried steak and Dr. Pepper Fudge Cake. Vegetarian, vegan, and gluten-free options are available. The rooftop dining experience is often highlighted as "5-star" with amazing views. Full breakfast is offered, typically as an à la carte surcharge. Room service is also available and has been described as excellent.

5. Service & Staff

The service and staff at Hotel 1928 are frequently praised as "amazing," "friendly," and "helpful." Guests have highlighted the attentiveness of the staff and the extra touches, such as bed turndown service with cookies and water. The concierge team is available 24 hours daily. However, some employee reviews, while not directly from guests, suggest potential internal challenges with management, communication, and staffing, which could, in some instances, indirectly impact guest consistency.

6. Location & Accessibility

Located at 701 Washington Ave in Waco, Hotel 1928 boasts a "prime" and "great" location in the Brazos neighborhood. It is conveniently situated within a short walking distance (approximately 5-10 minutes) to major attractions like Magnolia Market at the Silos and the Dr. Pepper Museum. The Waco Convention Center and Baylor University are also within a short drive. Waco Regional Airport is about a 15-19 minute drive away. The hotel offers valet parking for a surcharge, and free street parking may also be available. Accessibility features include an elevator, stair-free paths, and wheelchair-accessible public washrooms and restaurants.

7. Value & Pricing

Hotel 1928 is considered an upscale property, and its pricing reflects this. While guests often find the experience worth the cost, some acknowledge it can be pricey. For example, a 3-night stay was noted to cost around $1,500 by one reviewer. As of late January 2026, prices for a 1-night stay for two adults can start from approximately $279.20, excluding taxes and fees. Given its unique design, amenities, and Michelin Key selection, many guests feel it offers good value for an exceptional experience.

8. Common Complaints

While generally positive, some recurring criticisms include instances of dusty common areas, particularly in places like the library. Inconsistent and unreliable Wi-Fi connectivity has also been mentioned by a guest. As noted in the room quality section, some minor issues with bathroom design, such as shower water pressure and labeling of hot/cold knobs, have been brought up. Furthermore, older reviews mentioned a rusty shower drain in one room.

The fourth floor is very nice with an outdoor patio we were able to take some great pictures with the Grand Lodge of Texas in the background. We had heavy hors d'oeuvres served, beef and chicken sliders some cheese and crackers and wings. All ...

From the time you walk in, you feel like you’re stepping back into an era of elegance and class. The hotel has a beautiful retro decor with all modern amenities. Every detail is meticulously crafted. The hotel staff could not be more professional and polite, and eager, too assist in your experience. The turndown service is excellent and one of the unique experiences was when I would return to my r...

This hotel is definitely a must stay. Especially if you are fans of Chip & Jo. Pros first: The customer service is top tier, everyone is so friendly. There are two restaurants here, I dined at both. The one downstairs is okay food, but still better than your average hotel restaurant. The rooftop is pricey, but overall decent for the price. There is a small cafe here which was actually pretty good...

The waitress asked me how it was. I said “okay” . No need to complain more. Toast was only toasted on one side and no butter . It should have been two slices of toast. Bacon was good . We did make a reservation and req...

He told us he would be with us and I asked about happy hour and he pointed up the stairs. We went that way and there was a bar there but no person. We waited for a bit and went to th...
